We’ve been in the business of developing Mumbai real estate since 1970, and we could not be more proud of the fact that we have completed our half century in 2020. We believe that trust, transparency and confidence in delivery are the key drivers of value in real estate development due to the enormous risks that consumers have had to face while buying their dream homes in the past. We can do little more than point to our close to fifty years in existence and the sixty plus projects of five million sq.ft. that we have successfully delivered to assure customers that the one thing that they can do while dealing with Group Satellite is rest easy.
Between our development, development management, contracting and PMC and infrastructure management arms, the Group is well-positioned to deliver a set of integrated products and services in the real estate market in Mumbai – we believe we are the best when it comes to customer satisfaction, even at the cost of our bottom line.
Between our developments at Nepean Sea Road, Worli, Andheri and the deeper Western Suburbs, Group Satellite has also shown its ability to operate across segments and sectors in Mumbai – with extensive experience in designing, building and operating large A1 commercial complexes like Solitaire Corporate Park and Satellite Silver, and tremendous expertise in designing and building Mumbai’s most luxurious apartments at Vandan and Sesen by Group Satellite. In 2018, Group Satellite entered the affordable homes market through its Aarambh brand by creating Mumbai’s most inexpensive first-homes designed especially for first-time home buyers. This flexibility along price brackets as well as both sides of the residential-commercial divide positions the group uniquely in terms of core competencies so that we are in a position to deliver value anywhere in Mumbai.

To re-orient the organisation’s culture, manpower and systems towards a new age in real estate in Mumbai – product driven, customer-centric, obsessed with outcomes and the overall mission. To combine our portfolio of large, traditional land banking and multi million square foot projects with a larger number of small projects with 2-2.5 year life cycles and 150,00 0-250,000 square feet of development in order to spread risk across multiple micro markets and generate fee-based or fee-like income with thin capital deployment. To capture a larger part of the value chain in development as margins contract by establishing cutting-edge contraction/construction and project management capabilities within the group and gaining efficiency and cost advantages (de-modularize the business model and offer an end-to-end integrated solution from contracting and project management to architecture and product development as well as facilities management post-development). To maintain lower than acceptable levels of fixed-payment debt obligations across assets as well as at Group level in order to have flexibility and staying power in an uncertain underlying regulatory environment. To educate the Mumbai consumer on the need for new thinking in urban planning – consisting chiefly of smaller individual home units with extremely efficient use of space, combined with larger and better planned common / public areas. To lead Mumbai in this direction through all our new product launches by creating superior living with compact homes, making homeownership a more widely distributed privilege.
Satellite Builders Private Limited (SBPL), a subsidiary of Group Satellite, was conceptualised as a Joint Venture Company between Sarjan Shah, Group MD and Aditya Jhaveri, a real estate and finance entrepreneur from Mumbai. The business started in September 2016 with the appointment of Aditya Jhaveri as CEO of SBPL.
The vision is to address the under-served residential and slum redevelopment projects in several prime micro markets of Mumbai - currently being served by Tier II and Tier III developers. The premise of the business is to disrupt the redevelopment market by creating the highest levels of transparency and value by applying benefits of economies of scale available to larger developers, to better serve slum dwellers/tenants/society members than the current players in this space can do.
With a strong vision to redevelop residential societies and to increase the group's exposure to "asset light" business models such as Development Management* (DM) and Joint Development Agreements (JDA), in a short span of 24 months, the company has entered into Development Management and Redevelopment Agreements for development of 9 assets in the Mumbai Metropolitan Region aggregating approx. 5 million sq ft of construction area over the next 5-6 years.
Our current portfolio include 7 residential society redevelopments and 2 slum rehabilitation schemes. Our assets are located in prime residential areas such as Tardeo, Khar, Santacruz, Jogeshwari and Mulund ranging from 1500 sq mt (0.35 acres) to 25000 sq mt (~5.5 acres) in land area. In the next 6 months SBPL will launch approx 275,000 sq ft sale area across 2 projects.

Headed by Nimish and Nitin Desai, construction engineers with over 68 years of cumulative experience in real estate construction and project management, SAPL is staffed by senior and junior civil engineers, procurement and purchasing experts, site management officers and Quality Control supervisors in order to be able to provide a two-layered approach to services.
Clients are able to engage SAPL either as contractors, project managers or for turnkey delivery. This allows SAPL to service a range of clients - from professional developers and construction companies to landowners, societies and corporate clients looking for end-to-end services.
